These Terms of Use govern access to and use of the website operated under the brand The Grand Key (the “Platform”).

The Platform is operated by PUREPROP LTD, a private limited company incorporated in England and Wales (Company Number 16138655), whose registered office is at 128 City Road, London, United Kingdom, EC1V 2NX. PUREPROP LTD trades under the name The Grand Key. References in these Terms of Use to “The Grand Key”, “we”, “us”, or “our” are references to PUREPROP LTD trading as The Grand Key.

The Platform presents and facilitates access to luxury short-term accommodation and related services. Through the Platform, users may browse properties, make enquiries, request or confirm bookings, and where applicable request concierge or ancillary services.

By accessing or using the Platform, you acknowledge that you have read, understood, and accepted these Terms of Use in full. If you do not agree with these Terms of Use, you must not use the Platform.

The Grand Key may amend these Terms of Use at any time. The version published on the Platform at the time of use shall apply. Continued use of the Platform following publication of any changes constitutes acceptance of the amended Terms of Use.

ARTICLE 1 – DEFINITIONS

In these Terms of Use, the following definitions apply:

“Ancillary Services”
 Optional services offered in connection with a stay, including but not limited to transport, catering, experiences, insurance products, or similar services, whether provided by The Grand Key or third-party providers.

“Booking”
 A confirmed short-term licence or letting of a Property arranged through the Platform.

“Booking Conditions”
 The guest-facing booking terms and conditions applicable to a Booking, including the Cancellation and Refund Policy.

“Concierge Services”
 Optional guest support or lifestyle services coordinated by The Grand Key during a stay.

“Guest”
 A User who searches for, enquires about, requests, or confirms a Booking through the Platform.

“Owner”
 The legal owner or authorised controller of a Property listed on the Platform, whether managed, marketed exclusively, or marketed on a non-exclusive basis.

“Platform”
 The website and associated digital services operated by The Grand Key.

“Property”
 A residential property listed on the Platform for short-term accommodation.

“Services”
 All services made available by The Grand Key via the Platform, including property listings, booking facilitation, marketing, concierge coordination, and related functions.

“User”
 Any individual who accesses or uses the Platform, whether as a Guest, Owner, or visitor.

“User Account”
 A personal account created by a User to access certain features or Services on the Platform.

ARTICLE 2 – PURPOSE OF THE PLATFORM

The Platform is intended to:

  1. Present and market luxury residential properties made available for short-term accommodation by Owners.

     
  2. Enable Users to enquire about, request, and confirm Bookings.

     
  3. Facilitate communication between Guests, Owners, and The Grand Key.

     
  4. Coordinate Concierge Services and Ancillary Services where requested.

     
  5. Support Owners in marketing, booking, or managing Properties in accordance with their applicable agreement with The Grand Key.

     

Unless expressly stated otherwise, The Grand Key does not own the Properties listed on the Platform and does not act as the accommodation provider.

ARTICLE 3 – ACCESs

3. Access to the Platform

Access to and browsing of the Platform does not require registration.

Users may view property listings, informational pages, and general content without creating a User Account. Registration is required only where a User wishes to access specific features or Services, including making enquiries, requesting or confirming a Booking, receiving communications, or accessing personalised functionality.

Users must be at least 18 years old and have the legal capacity to use the Platform.

ARTICLE 4 – LISTING, SELECTION, AND REMOVAL OF PROPERTIES

The Grand Key curates Properties based on a range of criteria, including but not limited to quality, condition, presentation, location, availability, compliance with legal and safety requirements, and Owner professionalism.

The Grand Key reserves the right, at its discretion, to refuse, suspend, or remove any Property from the Platform, including where standards are not met or where continued listing may create legal, operational, or reputational risk.

ARTICLE 5 – BOOKINGS AND SERVICES

5.1 Bookings

Bookings made through the Platform are governed by the applicable Booking Conditions.

Depending on the service level applicable to a Property, The Grand Key may act as a booking intermediary, booking agent, or full property manager. The precise role of The Grand Key is determined by its agreement with the Owner.

5.2 Concierge Services

Concierge Services are optional and may be provided directly by The Grand Key or coordinated with third-party service providers.

Concierge Services are subject to additional terms and conditions, which will be communicated at the time of request.

5.3 Ancillary Services

Ancillary Services may be offered by The Grand Key or third-party providers to enhance a stay.

Where Ancillary Services are provided by third parties, The Grand Key acts as an intermediary only. Such services are subject to the provider’s terms and conditions, which will be communicated prior to confirmation.

ARTICLE 6 – USER OBLIGATIONS AND PLATFORM USE

Users agree to use the Platform lawfully, responsibly, and in accordance with these Terms of Use.

In particular, Users must not, and must not attempt to:

(a) use the Platform for any unlawful, misleading, abusive, or improper purpose;

(b) interfere with, disrupt, damage, or gain unauthorised access to the Platform, its systems, or security measures;

(c) copy, scrape, extract, reverse engineer, or misuse any content, data, software, or materials made available through the Platform;

(d) upload or transmit content that is unlawful, defamatory, offensive, misleading, or infringes the rights of others;

(e) use the Platform, or any information obtained through the Platform, to identify, contact, solicit, or engage directly with Owners for the purpose of bypassing The Grand Key, avoiding fees, commissions, or contractual arrangements, or seeking to enter into bookings or agreements outside the Platform.

This prohibition applies whether contact is made directly or indirectly, including via email, telephone, messaging services, social media, in person, or through third parties.

Any attempt to circumvent the Platform in this manner constitutes a material breach of these Terms of Use. The Grand Key reserves the right to suspend or terminate access, cancel Bookings, and pursue any remedies available under contract or applicable law.

ARTICLE 7 – PLATFORM AVAILABILITY AND LIABILITY

The Platform is provided on an “as available” basis.

The Grand Key uses reasonable efforts to maintain Platform availability but does not guarantee uninterrupted or error-free operation.

ARTICLE 8 – INTELLECTUAL PROPERTY

All intellectual property rights in the Platform, including content, branding, text, images, software, and design elements, are owned by or licensed to The Grand Key.

Users may not reproduce, modify, distribute, or use any Platform content for commercial purposes without prior written consent.

ARTICLE 9 – DATA PROTECTION

Personal data is processed in accordance with applicable data protection laws.

Details of how personal data is collected, used, and stored, and the rights of Users, are set out in the Privacy Policy available on the Platform.

ARTICLE 10 – AMENDMENTS AND SUSPENSION

The Grand Key may amend these Terms of Use at any time.

The Grand Key may suspend, restrict, or terminate access to the Platform or a User Account for reasons including maintenance, security, breach of these Terms of Use, legal requirements, or force majeure events.

ARTICLE 11 – GOVERNING LAW AND JURISDICTION

These Terms of Use are governed by the laws of England and Wales.

Where a User is acting as a consumer, mandatory consumer protection rights under the laws of their country of residence remain unaffected.
