Villa M is a contemporary Adriatic residence set above the coastline of Štikovica, just outside Dubrovnik. Recently completed in 2022, the villa brings to life a vision originally conceived in the early 1960s by the renowned artist Milovan Stanić. His family later completed the project, preserving the artistic spirit of the original design and transforming the lower level into a gallery space dedicated to his work.
The property is designed around openness and connection to the surrounding landscape. Approximately 170 square metres of interior living space flows seamlessly onto more than 200 square metres of sea-facing terraces, creating a true summer residence where indoor and outdoor living merge effortlessly. Nearly every room opens onto porch-style terraces that frame panoramic views across the Adriatic.

The villa’s interiors are designed around openness, natural light, and uninterrupted sea views. Large glass walls and sliding doors connect the main living area directly to the terraces, allowing the Adriatic to become part of the interior atmosphere. The open-plan lounge offers comfortable seating and a relaxed contemporary design that flows naturally toward the outdoor dining and pool areas.

The villa features four spacious en-suite bedrooms, each with a king-size bed, private bathroom with walk-in shower, air conditioning, television, safe, and balcony overlooking the sea. The rooms are designed for privacy and comfort, with natural light and coastal views creating a calm and restful environment. Laundry facilities including a washer, dryer, ironing equipment, and regular linen and towel changes provide convenience for longer stays.
Kitchen & Dining
A fully equipped modern kitchen sits within the open-plan living space and includes high-quality appliances and generous preparation areas. The indoor dining table comfortably seats eight guests, while the outdoor terrace provides an additional alfresco dining area overlooking the Adriatic.

Each bedroom includes its own en-suite bathroom with contemporary fittings and walk-in showers. Clean modern finishes and natural materials create a bright and comfortable space throughout the villa.

The infinity pool overlooking the Adriatic forms the centrepiece of the outdoor living space. Guests can relax on sun loungers, enjoy the surrounding terraces, or access the sea directly via the villa’s private shoreline access. The villa’s basement gallery space also showcases the artwork of Milovan Stanić, adding a unique cultural element to the property.

Villa M is offered on an exclusive-use basis and accommodates up to 8 guests across four bedrooms. Reservations are confirmed through a formal booking agreement with staged payments and a security deposit or card pre-authorisation in line with The Grand Key booking standards.
The rate includes villa accommodation, welcome amenities, housekeeping service, and regular linen and towel changes. Additional services such as airport transfers, villa pre-stocking, private chefs, butlers, childcare, beauty and wellness treatments, boat charters, jet skis, kayaks, paddle boards, and curated excursions can be arranged upon request and may incur additional cost.

Villa M is located in the coastal village of Štikovica, approximately 9 km from the historic city walls of Dubrovnik. The villa enjoys a peaceful waterfront setting overlooking the Adriatic Sea while remaining within easy reach of Dubrovnik’s restaurants, beaches, and cultural attractions.
Dubrovnik Airport is located approximately 27 km from the villa. Private airport transfers, chauffeur services, and yacht charters can be arranged through The Grand Key concierge team.

Maximum occupancy must not exceed 8 guests unless agreed in advance.

Smoking is permitted in designated outdoor areas only.
